appreciation

A recent study performed by professor Karl Case of Wellesley College (contributing author of the Case-Schiller Home Price Indices - a quarterly nominal housing price report) revealed the rate of appreciation for home values over the five-year increments stretching back to 1980. The research revealed that home values appreciated at an average rate of 26.5 percent of the 20 year period from 1980 through 2000. At this point the housing market in the United States hit a boom and home value soared. Between 2000 and 2006 the study shows an average appreciation of 89 percent! An increase this rapid and inconsistent causes home values to be unrealistic. When the boom is over it is typical for home values to level themselves out. In other words, the housing market is not declining. Instead it in the process of stabilizing itself, which, in turn, will create a more stable market in the days to come.

Other major factors contributing to the housing crunch are the tightening of conventional lending and a heightened home inventory.

I have just recently added a foreclosure search option to the sidebar of my blog. Although I like to advertise primarily the Lake Conroe and The Woodlands areas, this is a good tool to have because it allows you to search the entire country to find great deals on foreclosed homes instead of HAR which only gives you the option to search for Realtor-listed foreclosures in the Houston area. With this tool you can search by state, county, city, and/or zip code. It has a lot of great mapping features, including bird’s eye shots of the properties for sale. If you’re interested in finding a good deal on real estate, start your search with these foreclosure listings.

Technology is creating new paths in industries across the board. This may be most true in today’s real estate industry. One of the most recent great inventions of our time has been the iPhone developed by Apple. I have been an Apple user for several years, so I was very excited to see their user-friendly emphasis stretching into the cellular world. What makes the iPhone so great? For those of you who have never had the pleasure of handling one of these devices (you can’t call it a phone, because it’s so much more) I will discuss what makes iPhone the best product out there.

The reason for the iPhone’s success can be summed up in one word: integration. You see a phone number listed on a website? Don’t write it down, just tap it to place the call. Got an email from a potential client? Tap their name to save their info. Take a picture with a better than most camera phone and email it straight from your iPhone without having to upload to your computer. Every feature of the iPhone work hand-in-hand to make your life easier.

Not only do iPhone’s features work seemlessly, but third party applications can be downloaded straight to your iPhone (some free, some not) and integrate well with your other features. For instance, this blog post comes to you straight from my iPhone. A (free) handy little app that let’s me keep my blog up-to-date from anywhere. It even let’s me upload pictures right from my built in camera. Here’s one of my new baby girl!

If you’re in the business of real estate ditch the Blackberry and get yourself an iPhone! You won’t regret it!

The International Residential Code, which is the minimum standard for the building code followed in Texas, has recently passed a mandate which will require all new construction homes beginning January 1, 2011 to come fully equipped with a sprinkler system. But don’t be misled. These sprinklers are not to protect your lawn from the sweltering Texas heat. Instead, these sprinklers protect your family. That’s right. Fire sprinklers (very common to commercial properties) will now be required in all residential properties. The code does not apply to existing homes or even additions or remodeling projects.

Evidence shows that fire sprinklers give a person more time to exit a building and also prevent rooms from reaching the point of “flashover” (a temperature so high that all flammable items will catch fire).

Although this new madate will cause the cost of homes to rise (estimates range from $.36 to $3.66 - with an average of $1.61 - per square foot) many insurance carriers offer discounted premiums (ranging from 1-10%) on homes with these safeguards.
